About

Kevin Retcher

Kevin founded First Meridian Mortgage in October 1996 and has spent thirty years in Northern Virginia real estate, mortgage and insurance. He holds a Virginia real estate license with Jobin Realty in Springfield, owns an independent insurance agency, and is a Marine veteran.

As your Realtor he does the work of a full-service agent: pricing, offer strategy, negotiation, inspection follow-through and contract management. The Bundle is what happens when that same person also owns the lender and the insurance agency, so nothing falls between three strangers.

Expert Realtor service

The Realtor first. The savings second.

Kevin and Bridget are licensed Realtors with Jobin Realty. You hire them for pricing, negotiation and contract management, the same work any top agent does. The Bundle then adds a lender and an insurance agency on the same team, so the savings are never the only thing you get.

Pricing that holds up

Sellers get a comparable-sales pricing plan and a net-proceeds estimate before listing. Buyers get a market read and the real payment on every house, so you offer from facts.

Offer strategy

A pre-approval letter listing agents trust, clean terms, and a plan for the appraisal and the inspection before you write the offer.

Negotiation

Price, repairs, credits and timelines negotiated for you from the first offer to the closing table.

Inspection and repair follow-through

Your Realtor reviews the inspection report, the seller's disclosures and the home's claims history, then negotiates repairs or credits and gets the proof of the work.

Contract to keys

One person keeps the lender, insurance, title and settlement deadlines moving, so nothing slips and nothing surprises you.

New construction

Representation before your first builder visit, including a review of the builder's contract, upgrades and incentives against what the loan side can offer.

The Bundle advantage

Not one penny of markup.

On top of expert Realtor service, the Bundle puts the lender and the insurance agent on your side. When you are pre-approved by First Meridian first, the whole transaction works in your favor.

How the mortgage works
  1. Wholesale rate, as the lender prices it

You pick your interest rate straight off the wholesale rate sheet. No markup, in writing, on your Loan Estimate.

  2. $0 paid to First Meridian

On a Bundle loan First Meridian receives no compensation. No loan officer fee, no origination fee. Straight wholesale cost, as if you owned the company.

  3. Realtor credits aimed at your rate

Because your Realtor and your lender are one team, any Realtor credit can be directed to buy down your rate or cover closing costs, within lender guidelines.

  4. Additional 2% Travelers discount

KSA Insurance Agency shops your home and auto coverage across carriers. Policies written with Travelers join the Bundle group plan and receive an additional 2% discount on top of the discounts Travelers already offers.

Bundle pricing must be qualified for and is available on conventional and VA financing originated by First Meridian Mortgage Corporation. Third-party and lender charges still apply. Realtor credits are subject to lender interested-party contribution limits. Full terms on the License page.

Insurance before the contract

Know the insurance price and claims history while you can still walk away

Most buyers learn what the insurance costs, and what the house has been through, after they can no longer get out of the contract. KSA gets you the quote before you write the contract, or at the latest during your contingency period, so you know while you still have a choice.

  1. Quote before you write the contract

KSA quotes your homeowners and auto coverage before you write the contract, or during any contingency period, so the real insurance premium is in your payment while you can still get out of the contract.

  2. Claims history check

With your permission, KSA runs a CLUE property loss report (Comprehensive Loss Underwriting Exchange), which lists insurance claims reported on the home for up to seven years.

  3. Ask the right questions

If claims show up, your Realtor asks the seller what happened and what was repaired, and requests the receipts, permits and contractor invoices.

  4. Confirm at the inspection

Your inspector looks closely at the same areas, such as the roof, plumbing or basement, so repairs are verified during the contingency period and not after closing.

The CLUE report shows claims that insurers reported on the property, for up to seven years. A clean report does not guarantee a home has no problems, and not every insurer reports every claim. Quotes are subject to underwriting, the home inspection and carrier approval. Reports are run with the buyer's permission as part of an insurance application.

What clients say

★★★★★
We went through his bundle package, and are very happy with the mortgage rate Kevin was able to get us. We really do feel we got a more competitive rate than other buyers are getting right now. You will get a better deal with Kevin than with anyone else out there, and he'll always be a straight shooter.

★★★★★
As first time home-buyers on a tight timeline due to military PCS, my husband and I used Kevin's HomeBuyer's Bundle program. Kevin helped us get under contract on a house we love, at a rate we feel fortunate to have, less than a week after we started looking, and then closed less than 30 days later with absolutely zero delays. The HomeBuyer's Bundle in particular is an outstanding service.

Questions about working with Kevin

Is the Bundle just about discounts?

No. The savings are real, but the first reason to hire Kevin or Bridget is expert Realtor service: pricing, offer strategy, negotiation, inspection and repair follow-through, and contract management. The Bundle adds a lender and an insurance agency on the same team, so your financing and insurance are lined up before you are committed, and the normal real estate commission is what funds the program.

Why work with a Realtor who is also a mortgage broker?

Because the offer that wins is the one the seller believes will close. Kevin writes the pre-approval, knows exactly how strong your financing is, and can explain it to the listing agent in lender language. It also means you never hear conflicting advice about price, payment or timing.

What is a CLUE report, and why does KSA run one before I am locked into a contract?

A CLUE report (Comprehensive Loss Underwriting Exchange) is a record of insurance claims reported on a property, kept by LexisNexis for up to seven years. Insurers use it to decide whether to write a policy and what to charge, and the claims follow the home, not just the owner. With your permission, KSA checks it when we quote your insurance, before you write the contract or during any contingency period. The key is to know before you have no ability to get out of the contract. You learn the real premium, your Realtor learns what to ask the seller, and the inspector knows where to look. It is not a guarantee: a clean report does not mean a home has no problems, and some claims are never reported.

Do I have to use First Meridian for my loan if Kevin is my Realtor?

No. Kevin will represent you with any lender. Bundle pricing (First Meridian originating at straight wholesale cost with no compensation, plus the additional 2% Travelers discount through KSA) applies when you are pre-approved by First Meridian first, but the Realtor relationship stands on its own.

What areas does Kevin cover?

Kevin lives and works in Fairfax County and serves Fairfax, Alexandria, Springfield, Arlington, Loudoun and Prince William counties. Recent sales range from about $420,000 to $1.8 million.

Can Kevin help me sell and buy at the same time?

Yes. That is one of the most common Bundle scenarios. Kevin lists your current home, structures the financing on the next one, and coordinates both closings so you are never carrying two payments longer than necessary.

How is Kevin paid as a Realtor?

Through the normal real estate commission on the transaction, paid at closing through Jobin Realty. That commission is what funds the Bundle, which is why First Meridian can originate your loan with no compensation. There is no separate fee to you for the Bundle coordination.

How does having Kevin as my agent lower my rate?

Because Kevin represents you and First Meridian originates the loan, the team controls both sides of the transaction. Any Realtor credit can be directed to buy down your rate or pay closing costs, within lender limits, instead of being lost. On new construction, bring Kevin in before your first builder visit so the contract, the loan and the credits are planned together.
